Four fire engines and around 25 firefighters were called to a fire at a shop with flats above on Brigstock Road in Thornton Heath.
Most of the ground floor of the building was damaged by the fire. One man left the property before the Brigade arrived. He was treated on scene by firefighters and taken to hospital by London Ambulance Service crews. Firefighters rescued another man via a ladder from the roof of a rear extension. He was treated on scene for smoke inhalation by London Ambulance Service crews, but was not taken to hospital.
The Brigade was called at 0407 and the fire was under control by 0521. Fire crews from Norbury and Croydon fire stations attended the scene.
The cause of the fire is under investigation.
